We are seeing a lot more showings in the past couple of weeks. This is not spin, just reading some signs, you can look at the negative, or look at the positve. What we need right now is movement. Take it or leave it. We get information before the media.

Bad News sells.....Good News smells (at least in terms of the media, both print and broadcast) If you listen to the media, millions of people are losing their homes....no homes are selling....doom and gloom......Oh, the humanity.......

I think it's safe to say that everyone wants the housing market to get better, it's not like anyone is sitting around rooting for it to tumble lower then it is.
The National Association of Realtors (NAR) The Northeast Florida Association of Realtors (NEFAR) among other things have lobbyists just like the big builders do and whether it's real estate or something else we've all learned there is an article out there to support whatever view you want to take. There is spin in all things business related, it's a reality of life.
I read those articles you provided, and one of the things being used as a measuring stick is pending sales. If there is an increase in pending sales things are getting better, that is how it looks at first glance.
In reality I am seeing alot of pending sales, especially in new construction that have been "pending" for well over a year. If I do a search on the history of an address many have multiple listings, so something that appears to be a new listing, a house that has just gone on the market in reality there has been more then one listing and it's actually been on the market for a couple of years in one way or another.
In St Johns County it has become quite difficult to even trust what is in mls. New homes that appear to be brand new sales actually aren't at all. An owner closes on a construction loan and six months later when the CO is issued and it's converted to a permanent loan it is then recorded in MLS as a new sale.
My daughter and her husband are house hunting here locally because they're moving back home in the fall so I am involved in house hunting to some extent. There is alot of activity going on with homes that have been foreclosed upon, multiple offers on homes that are bargins, many potential buyers actually offering a price over and beyond the list price so I agree that the end of the fast drive down the toilet is slowing and for myself, my own income, I am glad to see any signs of life.
I just think realistically, there is going to be alot of wobbling before any true stability returns.
Anyone looking for a decrease in their taxes this year are going to be dissapointed. Even though values are down the Clay County Appraiser is still going to be raising assessments under the recapture provision in the Save Our Homes Amendment.
