Property Taxes

I am anxiously awaiting to see just how much the County Property Appraiser sticks it to me this year with the taxable value on a non homesteaded property I own.  For anyone out there reading this who has a second home in Clay County you may want to pay attention to yours as well.

The second home I own is in Orange Park South, last year the taxable value on that house was raised nearly 23% in just one year.  I was told by the County Appraisers Office that the increase was based upon sales in the subdivision.

When I investigated all the rental homes in OPS that were handled through a Realtor I discovered that the tax increases went from 4-49% in this neighborhood.

Folks you are given a very small window to object to or appeal your trim notice, I missed it last year but you can darn well bet it won't happen this year. 

It doesn't all get passed to the tenant, had I raised the rent 23% it would be considered way above "market rent" for the area. 

I pay twice the amount of taxes having two homes.  I don't mind paying my share and while I can accept that there is no homestead exemption, there should be some sort of cap on how much they can raise your taxable value in a single year............and if not that either then at the very least.

If the increase in taxable value is based upon the sales in the neighborhood then the increase in taxable value should be the SAME PERCENTAGE across the board.......not from 4-49%
